If you own a rental on central Vancouver Island, fall is the season that quietly decides what your winter looks like. A basement suite in Harewood, a duplex in Ladysmith, a house you rent to VIU students, a family home in Parksville you moved out of but kept: they all face the same thing. The rain comes back, the firs and cedars drop their needles, and whatever you didn't get to in October has a way of turning into a phone call from your tenant in December.
The tricky part with a rental is that you're not there to notice things. You don't see the gutter overflowing over the suite door during a storm, or the front steps going green and slick. Your tenant does, often after it's already a problem. This checklist is built around that reality: what to look at, what to book, and how to schedule it without disrupting the people living there.
Why fall matters more on a rental than on your own home
On your own house, a slow gutter is an annoyance you'll eventually deal with. On a rental, small exterior issues tend to grow before anyone mentions them. Tenants don't always know what's normal, may not want to bother you, or assume someone else is handling it.
Three things make fall the season to get ahead of it:
- Water damage starts outside. When gutters clog, water spills over the side of the house and pools along the foundation. That's how basement moisture, fascia rot and siding damage begin, and basement suites are usually the first place it shows up.
- Slippery surfaces become a safety issue. Moss and algae on walkways, stairs and decks turn slick once the rain settles in. On a rental, those are the routes your tenants use every day, in the dark, carrying groceries.
- Access gets harder in winter. Booking exterior work in a dry October window is far easier than chasing a gap between January fronts while coordinating with a tenant's schedule.
The fall exterior checklist for Island rentals
Here's the walk-around we'd suggest for any rental property from Ladysmith to Qualicum Beach. If you can't get there in person, ask your tenant to send a few photos of the roof edge, gutters and walkways. It's a quick way to see what you're dealing with.
1. Gutters and downspouts (start here)
Gutters are the single most important fall job on a rental. We recommend cleaning them at least twice a year in Nanaimo, once in late fall after the leaves and needles drop and once in spring, and properties under big conifers often need more attention than that. Pay special attention to:
- Downspouts that empty near a suite entrance, basement window or below-grade door
- Gutter runs over the main entrance, where overflow lands right on the path your tenant uses
- Spots where water has been spilling over, leaving stains on the siding or a trench in the garden bed below
A proper gutter cleaning includes clearing the troughs, flushing every downspout and checking for damage. 2. Roof moss
A little green on the roof doesn't look urgent, but moss holds water against the shingles and feeds the debris that ends up in your gutters. On rentals, it often goes unnoticed for years because nobody living there owns the problem.
If you can see moss from the street, fall is a good time to treat it, before the heaviest winter rain. We use a low-pressure soft wash, never high pressure, on roofs, and install zinc strips at the ridge after roof moss removal to slow regrowth. 3. Walkways, stairs, decks and parking pads
Walk the route your tenants take from the car or the street to every door. Look for:
- Green or black film on concrete paths, especially in shade
- Moss in the joints of pavers and on the edges of steps
- Slick wooden deck boards and stair treads
- Algae on the side path to a basement suite, which is often the shadiest spot on the property

4. Siding and the north side of the house
Green streaks on the north wall, mildew under the eaves and dirty soffits age a property fast. They also tell a prospective tenant a lot about how the place is looked after. A gentle house wash clears organic growth without forcing water behind siding, and it's worth doing before the wet season locks the growth in.
5. Windows
Clean windows matter more than people expect on a rental, particularly for basement suites, where natural light is already limited. Fall window washing clears summer dust and pollen before the low winter sun shows every streak. If you're planning to re-rent in the new year, it also makes listing photos look far better.
Scheduling around your tenants
Exterior work is usually easy on tenants, but a little communication goes a long way.
- Give notice. Let your tenants know the date, roughly what's being done and whether the crew needs side-gate or yard access. Check your tenancy agreement for anything specific about notice or access.
- Ask about pets and parking. Dogs in the yard and a car parked under the gutter line both affect the plan.
- Mention suites and shared spaces. If there's a main-floor tenant and a suite tenant, both should know the work is happening.
- Book one visit where you can. Roof first, then gutters, then windows is the efficient order, and doing it all in one day means one disruption for your tenants instead of three. Choose "Multiple Services" on the quote form and list what you need.
- Unlock gates and note access codes. It saves time and keeps the crew from knocking on doors.

Rentals in Parksville, Qualicum Beach and the smaller communities
Many Island landlords own property outside Nanaimo, often a former family home in Parksville or a cottage-style rental near Qualicum Beach. These properties tend to have more tree cover, longer gutter runs and roofs that see a lot of salt air and shade, which means moss and needles build up quickly. Further south, older homes in Ladysmith with mature cedars are classic moss-and-gutter properties. Common questions from Island landlords
When should I book fall exterior work for a rental? As early in fall as you can, ideally once most leaves and needles have dropped but before the heavy winter fronts arrive. October and early November are a sweet spot on central Vancouver Island.
Do I need to be there? Not usually. As long as your tenants know the crew is coming and the gates are accessible, the work can go ahead. The gutter condition report tells you what we found.
Can you clean gutters on a two- or three-storey rental? Yes. We're trained and equipped for 2- and 3-storey homes, using proper ladders and fall protection.
