Late October on central Vancouver Island is when a flat roof starts acting like a basin. Bigleaf maple, alder, Douglas fir needles and western red cedar scales land on the membrane, and moss in a damp corner catches them. On a pitched house the debris rides to a gutter. On a commercial building, a strata block or a low carport, it stops at a roof drain or a scupper.
It is for a property manager, a strata council, or an owner with a low-slope roof in Nanaimo, Parksville, Lantzville, Ladysmith, Cedar, Qualicum Beach and the Oceanside. Pitched downspouts, the wider fall exterior plan, and moss on sheds and carports are separate posts. Will this drain and scupper be open for the November storms?
Check from the parking lot or a window onto a lower roof, and stay off the membrane. Nanaimo receives over 1,100mm of rain a year, so a half-open drain now is the one that ponds when the systems stack up. Clocks go back on November 1.
Why a flat or low-slope roof holds debris at the outlet
A flat roof still slopes, just slightly, toward a field drain, a parapet scupper, or a short gutter on a carport. Water moves slowly, so needles and leaves settle at the outlet instead of sliding off a steep pitch.
Many roofs sit under Douglas fir and western red cedar, or beside a maple in the lot. The drop is steady through October. A carport usually has one outlet. When it plugs, the bay drips at the low corner.
Drains, scuppers and overflow outlets
A clear walk does not mean the roof can drain.
- A roof drain sits in the membrane. Needles pack the basket, then the throat of the pipe.
- A scupper is the opening through the parapet at the low point. Leaves mat across the slot, and moss grows on the sill that stays wet.
- An overflow outlet sits higher. Water pouring from it in a moderate rain means the main outlet is already behind. Commercial gutter cleaning covers gutters, drains and overflow outlets on flat and pitched commercial roofs.
A sidewalk wash does not reach them. The commercial pressure washing guide says to call plugged roof drains out on their own.
What leaves, fir needles and moss do in the opening
Leaves, needles and moss block the opening in different ways. What you see decides whether the job is a debris clear, a moss treatment, or both.
Fir needles and cedar scales
Douglas fir needles and cedar scales arrive all autumn. They slip through a coarse strainer, felt into a wet mat, and seal the holes under a leaf that still looks thin. The mid-October cedar needle flush is that mat in a house trough. On a flat roof it sits at the drain or scupper, so late October needs another look after a September clear.
Broad leaves
One wet bigleaf maple or alder leaf can cover a scupper, and several will hold the needles down. Behind a parapet the wind does not lift them. On an open carport they slide to the low edge and sit across the single outlet.
Moss at the wet edge
Moss takes the sump, the scupper sill, the shady parapet and the low carport edge. It catches needles and sheds into the opening. Moss removal on a sound roof is a soft wash: low pressure and eco-friendly biodegradable solutions, with the roof type checked first. Roof cleaning covers flat TPO and EPDM as well as shingle and metal. A pressure wand can open a seam and leave growth in it.
Why ponding shows up before the November storms
Ponding is water that stays after the rain eases. A roof that drains is left damp. A packed outlet keeps a shallow pool at the low point, often ringed with needles.
A pool you can see from a window this week deepens when a Pacific system sits on the Island. Water that cannot leave keeps the membrane wet, sits on seams, and if the parapet is the next low point it goes over the wall onto the storefront and the path at the door.
Our commercial gutter page notes that blocked flat roof drains are a leading cause of costly water infiltration and should be cleared at least twice a year: late fall, after leaf drop, and again in spring. Heavy tree cover may need a quarterly visit. A roof holding water this week should not wait.
What overflow looks like from the ground
- A sheet over the parapet, or a dark stripe under a scupper. The outlet is not keeping up. Overflow stains the wall and wets the walk. Pressure washing can clean the concrete later. It will not open the roof.
- A quiet leader and a wet ceiling. Call a qualified roofer. Cleaning is not the first step when water is already inside.
- A carport dripping at the low corner. One plugged scupper, or a short gutter of needles, puts the bay onto the stall.
How to check drains and scuppers without walking the roof
Photograph from the ground or a window. A wet membrane is a poor place to confirm a hunch.
- Wait a few hours after rain. A film during the shower is normal. A pool that remains is the note.
- Find every outlet. Field drains, scuppers, higher overflows, and the short carport gutter.
- Look for a full strainer. A basket of needles is readable from an upper window. If you cannot see it, say so. Do not climb.
- Watch the overflow. Flow from the high outlet, and little from the main scupper, means the primary path is blocked.
- Read the wall, the walk and the ceiling. A repeated stain means the roof is not clearing. A ceiling mark is a roofer's clue.
- Name the trees. Fir over a carport, or a maple at the parapet, means the debris returns. A one-time clear and a schedule are different requests.
Binoculars help on a high parapet. Leave the ladder. Multi-storey work needs access and fall protection under WorkSafe BC requirements.
What you see, and the next step
Match the ground view to the work so the quote names the outlet, any moss, and any repair.
| What you see | What it usually means | Sensible next step |
|---|---|---|
| Needles and leaves at a drain or scupper, roof dry after rain | Debris is collecting before the outlet seals | Book a clear before November |
| A pool still sitting hours after a shower | Water is not leaving the low point | Clear the outlets. If the pool remains, a roofer should see the slope |
| Overflow running, main outlet quiet | The primary drain or scupper is blocked | Cleaning that includes drains and overflow outlets |
| Moss around the sump, sill, or carport edge | Growth is catching litter and holding water | A debris clear, plus soft wash if the membrane is sound |
| Open seam, blister, soft spot, or a ceiling stain | The membrane or deck may be damaged | A qualified roofer before any wash |
| Wall stains and a slick walk under the scupper | Overflow has been leaving the roof for a while | Open the outlet first, then wash the wall and walk if needed |
What a clear covers, and what it does not
Cleaning is not roof repair. Emptying a strainer, lifting a leaf mat and flushing a leader gets water moving on a sound roof. It does not patch a membrane, reseal flashing, replace a crushed drain, or straighten a deck that has moved under standing water.
What we can take off a sound roof
Gutter cleaning on a house is a debris clear and a downspout flush. On a commercial or strata roof that means field drains, scuppers, overflow channels, box gutters and their leaders. Flat roof drain cleaning is its own item, not a lot wash. Reports can go to a manager or council, and we can be added to an approved vendor list. We are fully insured and WCB compliant, with certificates of insurance on request.
On a sound membrane, moss is a soft wash. Soft washing uses low pressure and eco-friendly biodegradable solutions. Flat TPO and EPDM are assessed first. They are not treated like asphalt. The site FAQ's 3–5 moss-free years, with soft wash and ridge zinc strips, describes typical pitched roofs. A flat roof under fir still needs the drain checked when needles drop.
When to call a roofer first
- Membrane damage. A split, a blister, exposed insulation, or a lifting patch. A qualified roofer should see it before any wash.
- Ponding after the drain is open. Slope or a drain set too high is a roofing question. A clear does not re-slope a roof.
- Water inside, or a failed outlet. A ceiling stain, a scupper pulled from the wall, a crushed leader, or a sagging carport beam is repair. Keep people out from under a leak, and do not expect a flush to rebuild it.
If you are unsure, send the photos and we will pause rather than wash across a failed seam.
Planning the visit before the storms
Late October still leaves room to book the clear, tell residents or tenants, and stay off the busiest hours. A photo is enough to start. November is a poor time to discover the only drain is full.
What to send with the quote
- The property. Office, retail, warehouse, strata, or a carport row. A house carport can be residential. A building is commercial.
- The outlets. Drains, scuppers, overflows, or a short carport gutter. "The roof" is too vague.
- Ground-level photos. The outlet, wall stains, any pool, the trees, and a ceiling mark.
- Access. Gate codes, stalls to keep open, and whether morning, evening or a weekend is easier.
- Moss, debris, or both. A packed strainer is a clear. A green membrane adds a soft wash only if the roof is sound.
- Known repair. If a roofer is booked, sound areas can be cleared and the damaged section left alone.
A schedule, not one rescue
Needles keep coming after the maples are bare, so a late-fall clear with spring booked matches the usual interval, and heavy cover may need a shorter gap. Commercial services include strata programs and maintenance reports. The same debris shows up from Ladysmith and Cedar through Parksville, Lantzville and Qualicum Beach.
Will cleaning stop a leak? No. A clear lets a sound roof drain. An open seam is a roofer's repair.
Is a house carport the same booking? A single home can use residential services. A strata row should use the commercial form, and cars under the outlet usually need to move while a pipe is flushed.
Book the drain and scupper clear before winter storms
Open the outlets while a late-October shower is still a warning. Leaves, fir needles and moss at a drain or scupper are cleaning work. A split membrane, a soft deck, or water already inside is a qualified roofer's work first.
On the commercial quote form you can choose Commercial Gutter Cleaning, Commercial Soft Washing, Recurring Maintenance Contract, Multiple Services, or Not Sure — Just Need a Quote.
