Sheds, Carports and Detached Garages: The Forgotten Roofs Growing Moss in Nanaimo

Moss Bros TeamOctober 19, 2026

The house roof gets the attention. The garden shed, the carport, the detached garage, the workshop, the gazebo and the covered patio often do not. Those smaller roofs sit under the same Douglas fir and western red cedar, on lots from Nanaimo out through Oceanside, and many of them stay wetter than the house. By the time the street face looks green, the outbuilding has usually been green for longer.

A low slope, a north side and branches over the ridge are a steady combination here. Nanaimo receives over 1,100mm of rain a year. A shed roof that rarely sees full sun holds that water in a moss mat, then sends needles and clumps into a short gutter.

This guide covers why those forgotten roofs grow moss faster, what the growth does through Island wet season, the materials you are likely to find, why a pressure washer is a poor tool on them, what you can check from the ground, and when to fold them into a whole-property soft wash. Cleaning is not roof repair. Rotten sheathing or a failing panel still needs a qualified contractor.

Why these smaller roofs grow moss faster

Moss wants shade, a surface that stays damp, and something to grip. A detached roof on a treed Nanaimo lot often has all three for more of the year than the open side of the house.

Shade, a low slope, and a roof that barely dries

Sheds and workshops often sit at the back of the lot, under trees that were left standing. Carports and covered patios were built for shade on purpose. A low pitch sheds water slowly. An open south slope on the house can dry on a bright afternoon. A shed under cedar in Cedar, or a carport in Lantzville, may never get that afternoon. The mat stays damp, and damp moss keeps growing.

Fir and cedar drop needles through the year. Those needles hold moisture against asphalt, metal laps and plastic panels. Why roof moss keeps coming back in Nanaimo is the house version of the same climate. These roofs see it sooner because they start wetter.

Easy to walk past

A carport stays out of sight until water sheets onto the car or the patio drips. Wet moss is heavy on a frame that was often built lighter than the house.

What moss does through Island wet season

October is still useful around Nanaimo. Once the rains settle over Parksville, Qualicum Beach and the rest of Oceanside, a packed gutter stays packed and the moss stays wet.

On the roof itself

  • Held water. The surface stays wet between storms. Asphalt keeps contact with the granule layer, cedar stays soft, and a light frame carries extra weight.
  • Lifted edges. Growth works under tabs, laps and overlaps, so wind can peel a mat and take loose surface material with it.
  • Rain running sideways. Water follows a lifted lap. A workshop can stain inside without a hole in the middle of the roof.

In the short gutter and at the ground

A shed or carport gutter is short, and the downspout is often one elbow onto a splash block or the soil beside a wood wall. Needles, moss clumps and, on asphalt, shingle grit pack that outlet quickly. Gutter cleaning with a full downspout flush matters here as it does on the house. Scooping the open trough still misses a plug in the elbow.

Water then sheets down the siding, stains the fascia and wets the soil at the wall. A carport can leave a slick step-out. A patio cover dumping onto a deck feeds algae on the boards. Tied into the house gutters, the plug can back water toward the main eaves.

Materials you will actually find

The house may be one roof. The shed, carport and gazebo are often three different ones, added years apart. The wash has to follow the material. One setting for the whole yard is how a small roof gets marked.

Material Where you see it What a careful clean respects
Asphalt shingle Garden sheds and many detached garages Low pressure only. High pressure strips granules. Bald or cracked areas need a roofer before any wash.
Metal Carports, workshops and some garages Growth often sits in laps and at the eave. A close jet can crease thin panels and drive water under the seam.
Polycarbonate or fibreglass panels Covered patios and some carports Sound panels can be soft-washed. Cracked, sagging or loose sheets need repair or replacement first.
Cedar shake or shingle Gazebos and older workshops Wood holds moisture. Pressure washing tears the grain. Rotten or sliding shakes are a repair, not a wash.

Asphalt on sheds and detached garages

Soft washing is the method on asphalt, and grit in the short gutter is worth noticing. Shingle granules in Nanaimo gutters separates a light sprinkle from bald patches for a roofer. Missing tabs over a soft deck are a repair.

Metal on carports and workshops

The open face of a panel can look fine while the lower laps hold a green line and needles. A close-range pressure wand is the wrong tool on thin metal. Moss and algae on metal roofs covers the house version. A carport is the same growth on a lighter frame.

Polycarbonate and fibreglass panels

Moss and a dark film cut the light these covers were built for. The sheets scratch, crack when brittle and lift at the laps. A pressure washer can punch a tired panel or pop one on old screws. Soft washing suits a sheet that is still intact. A cracked or flapping one needs repair.

Cedar on gazebos and older outbuildings

Cedar holds moisture in the wood. High pressure fuzzes the grain and can split a shake. The careful approach matches moss on a cedar shake roof. Cupped, rotten or sliding pieces will not be fixed by cleaning.

Why pressure washing is a poor first tool

A pressure washer feels obvious because the roof is small and close. That is also why damage shows up quickly, beside wood walls, thin panels and light gutters.

  • Asphalt loses its coating. High pressure strips granules and can void a roofing warranty. The roof looks clearer briefly, then weathers faster.
  • Cedar shreds. The grain fuzzes and splits, and the next moss grips more easily.
  • Thin metal dents. A close jet can crease a panel, mark a coating and drive water under a lap.
  • Plastic and fibreglass fail suddenly. Aged sheets crack, and rain then lands on what you store below.
  • The blast moves the debris. Moss and needles shoot into the gutter or the garden. The growth has been relocated, not treated.

Soft washing uses low pressure and eco-friendly biodegradable solutions. Roof cleaning and moss removal follow that approach, with the roof type assessed first. A small roof does not get a harsher method because it is small.

What you can check safely from the ground

Stay off these roofs. Wet moss is slick, many of these frames were not built to walk on, and a one-storey shed is still a fall risk. Photos from the yard are enough.

  1. Walk the yard after rain. Note which outbuilding roofs stay green after the sunny house slope has dried.
  2. Look along the eave. A thick moss line, stained fascia or streaks down the wall mean water is being held.
  3. Watch one shower. Water should leave by the downspout. Sheeting over the edge means the outlet is packed.
  4. Check under the drip. A wet strip at the wall, a slick carport pad, or green growth where a cover drains onto the deck is overflow at your feet.
  5. Look for shape, not only colour. A sagging ridge, a wavy panel, a dipping sheet, missing shingles or shakes that have slid need a contractor. Photograph them from the ground.
  6. Glance inside. A stained ceiling, daylight at a seam, or soft-looking sheathing is past a washing conversation.

When to fold them into a whole-property visit

A shed can be its own small job. It is often better on the day you already book the house. The same trees feed every roof, and the gutters can be cleared before the wettest weeks pack them again.

Sensible reasons to add them

  • The house is already booked. Residential exterior cleaning for the main roof and gutters can include sound outbuildings in the same plan.
  • One canopy feeds the lot. Cleaning only the house leaves a mossy shop nearby and a gutter that refills from the shed.
  • Overflow reaches a path, a deck or the house wall. That is more than a colour problem.
  • Wet season is close. Dry days thin out around Nanaimo in November. Treed lots in Parksville, Ladysmith and Qualicum Beach share that calendar.

What belongs in the same booking

On a sound surface, that is a soft wash, then gutter cleaning with a full downspout flush so loosened moss does not sit in the short trough. Say if the house gutters are part of the same day. A north-facing shed under cedar will green up again sooner than an open house slope. Cleaning slows the cycle. It does not cancel the trees or the rain.

Honest limits: cleaning is not a repair

Soft washing takes growth off a surface that can still shed water. It does not replace sheathing, straighten a ridge or act as an inspection.

  • Rotten sheathing or a soft deck needs a qualified contractor. A wash will not dry wood that has already failed.
  • Cracked, missing or flapping panels should be repaired or replaced first. Cleaning does not close an open lap.
  • Bald, curled or missing asphalt, or cedar coming apart, is a roofing question. A wash is not a patch and does not predict years left.
  • An active leak inside the shed or shop comes before cleaning. Mention it when you book so that roof can wait.

Questions homeowners ask

The shed is small. Can I pressure-wash it? Small is why damage is easy. Asphalt, cedar, thin metal and aged plastic mark or crack under a close jet. If the surface is sound, keep pressure low and stay on the ground.

Will one clean stop the moss? No. Shade and rain bring it back. Treatment knocks growth down. The short gutters still need their own fall clear.

Are repairs included? No. Moss removal and roof cleaning are cleaning. Rotten sheathing, failed panels and missing roofing need a qualified contractor. If photos show that damage, repair first and clean what is still sound.

Book the forgotten roofs with the rest of the property

If a shed, carport, detached garage, workshop, gazebo or covered patio is already green under the fir and cedar, add it before wet season locks the moss and the gutter debris in place. Sound roofs can take soft-wash moss removal and a gutter flush together. Sagging decks, rotten sheathing and failing panels need a qualified contractor first.
