Zinc Strips After Moss Removal: Do They Help Nanaimo Roofs?

Getting moss off a Nanaimo roof is only half the story. On central Vancouver Island, where Nanaimo receives over 1,100mm of rain a year and Douglas fir and cedar keep many pitches shaded, growth wants to return. Homeowners who just paid for a proper clean often ask the next question: what actually slows the next cycle?

One of the tools we install after roof moss removal is a zinc strip at the ridge. It does not make moss impossible forever. Used with a real soft-wash treatment and a clear gutter system, though, it helps many Island roofs stay cleaner longer. Here is how it works, when it helps most, and what to expect in Nanaimo, Parksville, Lantzville, Ladysmith, Qualicum Beach, Cedar and North Nanaimo.


What a zinc strip actually is

A zinc strip is a thin band of zinc metal installed along the ridge of the roof, near the peak. From the street you may barely notice it. Its job starts when it rains.

When rainwater hits the strip, a small amount of zinc oxide dissolves into the water that then sheets down the slopes. That film creates an environment hostile to moss growth on the surfaces it reaches. Spores and young growth have a harder time establishing on those washed pitches than on an untreated roof under the same trees.

We install zinc strips at the ridge after every roof moss removal job. The strip is a follow-up to cleaning, not a substitute for it. Dead moss and thick mats still have to come off first. Zinc helps keep the cleaned surface from filling in as fast.


Why Nanaimo roofs need more than a scrape

Island roofs are hard on any single cleaning visit. Shade, mild winters and constant moisture mean spores are always in the air. Needles and debris settle into valleys, around skylights and along dormers. If you only knock the green off the open pitches, roots and leftover damp keep feeding the next flush. How rain and zinc oxide work on Island roofs

Nanaimo's rainfall is part of why zinc strips make sense here. You need water moving over the strip for zinc oxide to leach and travel. On a central Vancouver Island roof that sees rain through fall and winter, the strip gets regular activation.

What that looks like in practice:

  1. Rain hits the ridge strip and picks up a light zinc oxide load.
  2. Water sheets down the pitches, carrying that film across the shingles or panels below.
  3. Moss and algae have a harder time recolonizing those washed surfaces.
  4. Shaded valleys and north pitches still need the soft wash first. Zinc slows regrowth; it does not replace removing the existing mat.

The film is thin. It does not paint the roof. It does not replace good drainage or a sound roof deck. Think of it as a quiet assist every time it rains, not a permanent shield.


When zinc strips help most

Zinc is most useful when the roof has already been cleaned properly and the main moisture drivers are still present. That describes a lot of Oceanside and Nanaimo homes.

Strong fit

  • Heavy shade from fir and cedar over one or more pitches
  • North-facing or valley-heavy roofs that stay damp after the open slopes dry
  • Homes that just had soft-wash moss removal and want to stretch the gap between visits
  • Asphalt, metal, cedar and tile roofs where we can install at the ridge as part of the post-clean package

Still helpful, with expectations

  • Cedar shake roofs, which hold moisture differently than asphalt. Soft wash technique matters even more on wood; zinc is still a post-clean option when the shakes are sound.

Not a fix by itself

  • Active moss mats still on the roof. Install after removal, not instead of it.
  • Missing, cracked or lifted shingles, or an active leak. Call a roofing contractor first. Soft washing and zinc strips protect a sound surface; they do not repair a failing one.
  • Clogged gutters and downspouts. Zinc oxide travels with water. If runoff is backing up or overflowing, you are fighting drainage problems, not only biology.

Soft wash + zinc + gutter flush: the Island pairing

The strongest fall sequence for a mossy roof is rarely "zinc only" or "scrape only." On our roof cleaning and moss removal work, the practical stack looks like this:

  1. Soft wash the roof so moss, lichen and black algae are treated at the root, not just knocked off.
  2. Install zinc strips at the ridge so ongoing rain helps discourage the next wave.
  3. Flush the gutters so dead growth, needles and grit do not sit in the troughs and overflow onto fascia and foundation.

That third step matters. Whatever loosens on the roof ends up in the gutters. Realistic expectations for Oceanside homes
