Friday, November 6, and the side of the house tells on the gutter. After the last shower the concrete foundation under one corner is tea-stained, the mulch is washed into a fan, and the bottom course of siding carries a green film the rest of the wall does not have. The downspout is quiet while the trough sheets, or it dumps against the skirt.
Steady rain does not rinse that band. It keeps it wet. Douglas fir needles and cedar scales send brown water over the lip, and a short or packed spout throws it back at the foundation. Nanaimo receives over 1,100mm of rain a year, and early November stops a north wall from drying between storms. A haze that looked like dust in September is a stained skirt by the second week.
This post stays on that splash zone: the foundation wall, the strip of siding the overflow keeps damp, and the moss or algae at the base. The pipe and the elbows are the downspout guide. A cedar wall green from top to bottom is the cedar siding guide. A garden retaining wall is a different wall. Cleaning is not gutter repair, and it is not foundation waterproofing.
Why the splash zone stays wet once November sets in
A gutter should catch the roof and hand the water to a spout that leaves the house. In a wet November that handoff fails in two ordinary ways. Needles bridge the outlet and the trough sheets down the wall. Or the spout runs, but it ends against the foundation, on a sunk splash block, or into soil that slopes back, so the stream hits the skirt and bounces up the siding.
The corner the trees feed
North Nanaimo and Lantzville often have Douglas fir or western red cedar over the eave that feeds one corner. Parksville and Qualicum Beach add Oceanside damp on a west wall that takes the weather, then sits in shade. Ladysmith and homes in Cedar see the same tea stain where the foundation misses a dry afternoon.
A gutter cleared in October can take a fresh needle load with every system. That pack is the fir and cedar needle guide. If one corner still sheets, the failure is often below the lip, and this page is what the water does once it leaves the metal.
Brown streaks, and a fan in the soil
Water from fir, cedar, and roof moss is brown. It paints a stripe down parging, poured concrete, or a painted skirt, widest where the stream hits. A thin green film on that concrete is algae after a wet month. Moss takes the joint, the splash block, and rough parging in shade.
A spout that runs clear and still soaks the wall is placement. Gutter cleaning with a full downspout flush proves the pipe. It does not move a short spout, a sunk splash block, or a crushed elbow. That adjustment is a repair for a qualified contractor.
Green film and moss at the base of the siding
The wet band is usually the bottom one or two courses, plus the joint where siding meets the foundation. Vinyl, painted wood, fibre cement, and cedar all take algae there while the courses above stay clean. That narrow strip means overflow is feeding one band, not the whole elevation.
Why the bottom course greens first
Splash wets the end of the siding and the trim at grade, then shade holds it. Moss fills the gap and sits on the splash block. A window in that band streaks on the glass. Window washing waits until the wall stops dripping.
On the siding and a filmed foundation the tool is soft washing: an eco-friendly biodegradable solution at low pressure, time to sit, then a controlled rinse. A close jet on painted parging, on cedar, or into the joint at grade drives water at the wall and can lift a finish. Pressure washing belongs on a sound splash block clear of the siding, after the growth is treated. House washing is that siding pass.
What you can see from the side yard
Stay off the ladder. Wet concrete and a metal spout are a poor place to climb.
- A tea-coloured streak under one corner. Brown water from the gutter, widest where it hits the skirt.
- A trough that sheets while the spout barely drips. That pipe is holding water, and the wall is taking it.
- Green film only on the bottom courses and the splash block. The wall above is still clean.
- A short spout, a sunk splash block, or no block at all. Flow can be fine and the skirt still gets every litre.
- A soft trim board, loose parging, or a crack. A wash will not fasten that member or seal the wall.
Stain, growth, or a wall that needs a contractor
The same corner can hold a rinse problem and a repair. A mark only under the downspout, in a fan the width of a splash block, is the overflow. A crack that weeps on a dry day is not.
| What you see from the yard | What it usually means | Sensible next step |
|---|---|---|
| Tea streaks and grit on sound concrete under one corner | Organic splash from an overflowing gutter | Flush the trough and the spout, then soft-wash the stain |
| Green film or moss on the bottom courses, wall above still clean | Growth kept wet by splash at grade | Soft wash after the water path is open |
| Algae on a sound splash block clear of the siding | Growth on hard concrete that no longer dries | Treat, then pressure kept off the wall |
| Spout runs clear and water still hits the skirt | Short spout, missing block, or grade back to the house | Flush confirms flow. A contractor adjusts the metal or the grade |
| Soft sill, loose parging, or a crack that weeps on a dry day | The wall has moved past a wash | See a qualified contractor before cleaning |
| Moss on the roof packing the outlet | The trough is being fed from above | Roof cleaning on a sound roof, as its own pass |
When a flush and a soft wash help before winter
Early November still has mild gaps between systems. Rain mid-visit rinses a treatment off before it has worked, so the solution needs time to sit. Wash the wall only after the water path is open.
Open the trough, then treat the band
Every downspout on the visit is flushed, and flow is confirmed at the bottom. A buried line that still holds water is outside a gutter clean. If roof moss is packing the outlet, that growth is its own pass on a sound roof: moss removal and roof cleaning at low pressure. The site FAQ says most Nanaimo roofs stay moss-free for 3-5 years with soft wash. That claim is about the shingles, not a foundation film a leaking trough will stain again. A failing roof goes to a roofer first.
- The water path first. Clear the trough and flush every downspout before the skirt is the finished surface.
- Roof growth next, if it feeds the outlet. On a sound roof, that pass comes before you expect a flush to last through December.
- The siding band and the filmed foundation, solution where the growth is living, then a gentle rinse. Keep the jet out of the joint at grade and off loose parging.
- A sound splash block last, if it sits clear of the wall, with pressure kept off the siding. Glass in that band waits until the rinse stops dripping.
Name a bed, a pond, or a rain barrel at the outlet before the rinse. The garden, pets, and rain barrel guide is the longer note. A single house is a residential visit. A strata wall where several suites share one overflowing run is commercial services. If the week of Wednesday, November 11, is solid rain, book the next opening so the solution can sit.
What a wash will not fix
A clean skirt is easier to read through a dark month. It is not a dry crawlspace, and it is not a repaired gutter.
A soft sill stays a soft sill
Punky trim, a rotten bottom course, loose parging, or a crack you can see from the yard is contractor work. If the board gives under a light press, book the repair first. Cleaning is not foundation repair. A stain that returns from the same crack on a dry day is not from this rain.
An open spout can still soak the wall
A flush can prove the pipe is clear and still leave water on the skirt. A short elbow, a missing splash block, or soil graded toward the house stains the same concrete after the next system. A wash does not add damp-proofing or lengthen a downspout. Name a musty crawlspace or a vent in the splash when you book. The rinse can avoid the vent. It cannot seal the wall.
Questions from the side yard
Will November rain wash the foundation clean? Rain wets the film and moves loose grit. A skirt that looked dusty in September can be tea-stained, with green at the base of the siding, by the second week.
Should the wall be washed before the gutters? Wash after the trough and the spouts are open, or the next storm paints the same stripe. If the roof is packing the gutter with moss, that pass comes before you expect a flush to hold.
Is a green foundation a leak? A film on the outside, under an overflowing corner, is growth and splash. A crack that weeps on a dry day, or water inside, is not a cleaning problem. Have a qualified contractor look before the visit is spent on a symptom.
Can a close jet replace a treatment on the siding? On a sound splash block away from the wall, pressure lifts dirt after the growth is treated. On siding, painted parging, and the joint at grade it drives water at the house. Those surfaces take soft washing.
Book the splash zone before winter sets in
After the next shower, walk the side you rarely see from the street. A tea-stained foundation, a gutter that sheets at one corner, or green film on the bottom course is where overflow hits the house. Book the flush and the wash while a mild gap still exists. A soft sill, loose parging, or a crack that weeps on a dry day goes to a contractor first. Cleaning is not that repair.
