Saturday, November 7, and the side gate is the door you use after dark. The front walk has a porch light. This leaf opens onto the bins or the lower stair, and you find the latch by hand. The concrete under the shoe is already wet.
Steady rain does not rinse that square. It keeps a thin algae film slick and packs Douglas fir needles and cedar scales against the bottom rail. Nanaimo receives over 1,100mm of rain a year, and early November is when short days stop a shaded gate from drying between systems.
This post stays on the gate and the threshold under it. Fence panels along the lot line are the fence-line guide. The guest path at the street is the front entry guide. A wood deck and its stairs are the deck and stairs guide. An open driveway or patio is the driveway and patio guide. Cleaning is not gate repair, and it is not a new latch.
Why the gate stays slick once November evenings go dark
A September afternoon still puts light on a south-facing leaf. After the clocks changed on Sunday, November 1, that same gate is in shade by mid-afternoon, and a north run under western red cedar may not see the sun at all. The walk you checked in daylight is the walk you take after work, when the film is wet and the colour is gone.
Rain wets that film, and the next system arrives before the concrete dries. A drip from the eave, or from the fir on the lot line, polishes the threshold. Needles against the bottom rail hold the damp in the joint the latch crosses.
Shade does more than the forecast
North Nanaimo and Lantzville often have Douglas fir or western red cedar over the side yard, so the gate sits in drip all month. Parksville and Qualicum Beach add Oceanside damp. Ladysmith and homes in Cedar see the same green bottom rail where the path misses a dry afternoon.
A downspout that ends at the gate post feeds one square. The path can look ordinary a few steps away and still skate where you plant a foot to swing the leaf. If that water comes from a packed trough, gutter cleaning with a full downspout flush belongs with the threshold.
What dusk hides on the threshold
A moss cushion on the rail is obvious in daylight. A black film on wet concrete is not, and after dusk it reads as a shadow. Twist one shoe on the pad. If the sole skates, the gate is filmed. A mat, a bin, or a pot in the swing hides that edge and holds water on it.
The rail, the hinge, and the square you step on
The leaf is what you notice from the yard. The slip is the pad, the bottom rail, and the first board of a wood threshold. Shade, splash, and debris meet there, so those surfaces stay wet after the top of the gate has shed.
Where the growth actually sits
On a cedar privacy gate, moss fills the bottom rail and the gap the leaf swings through. Algae films the lower boards and the shade face of the post. A metal leaf shows the same film on the lower frame and the concrete lip. Pavers under the swing hold moss in the joints.
A slick band only under a spilling gutter means the gate is the symptom. Bins in the swing keep that pad dark. Move them before wash day.
Fence boards along the path are their own pass. A garden wall that has gone green is the retaining wall guide. If this path is the only route to the back door, the threshold comes first.
What you can see with a flashlight
Stay off a ladder. After a shower, walk the path you use after dinner. Daylight shows the colour. The flashlight shows the footing.
- A shoe that skates under the leaf. That is algae, moss cushion or not.
- Green in the bottom rail and the swing gap. Needles there keep the joint wet.
- Film on the hinge, and a screw pulling from soft wood. The film is a wash. The loose screw is not.
- A fan of grit only on that square. The gate is being fed from above.
- A post that moves when you push the leaf. A wash will not fasten it.
Wood, metal, and concrete are not the same wash
One side yard often has a cedar leaf, a steel frame, and a concrete lip on the same afternoon. A close jet that suits sound concrete will raise the grain on the gate.
| What you see at the gate | What it usually means | Sensible next step |
|---|---|---|
| Dark film on sound concrete or pavers under the leaf | Algae on a pad that no longer dries | Soft-wash the growth, then pressure where the concrete is sound |
| Moss on a cedar gate, the bottom rail, or a wood threshold | Growth in the grain and the joint | Soft wash only. A close jet raises the grain |
| Green film on a metal leaf, finish sound | Algae on metal that stays damp | Soft wash, then a gentle rinse off the hinge and the latch |
| A slick band only where a downspout or the eave dumps | The threshold is being soaked from above | Open the gutter and the downspout, then wash that square |
| A sagging leaf, a rotten post, a pulled hinge, or a latch that misses | A repair, with film on top of it | A qualified contractor before a wash will hold |
| Green on the siding or the fence panel beside the post | Splash on a surface that is not the gate | Wash the leaf and the pad, then the wall as its own pass |
Do not scrape cedar to hurry the colour. A knife takes the soft grain and leaves growth in the pores.
What a careful clean looks like
Early November still has mild gaps between systems. Rain mid-visit rinses a treatment off before it has worked, so the solution needs time to sit.
Treat the growth, then rinse where the surface can take it
Soft washing puts an eco-friendly biodegradable solution on the growth at low pressure and leaves time for it to work. That is the start on cedar, on a metal leaf, and on a wood threshold. A close jet there raises the grain.
Pressure washing belongs on sound concrete and pavers under the leaf after the film has been treated. Keep the jet out of the hinge and the latch.
A sensible order when the path is being fed
- The water path first. If a gutter dumps onto the threshold, flush that downspout before the pad is the finished surface.
- Roof growth next, if it sheds onto the gate. On a sound roof, moss removal and roof cleaning come first. The site FAQ says most Nanaimo roofs stay moss-free for 3-5 years with soft wash. That claim is about the shingles, not this gate. Failing shingles go to a roofer.
- Loose needles off the rail and the pad, without packing debris into the hinge. Move the bins out of the arc.
- The leaf and the post, solution where the growth is living, then a gentle rinse. House washing on the siding beside the gate waits until the splash stops.
- The sound pad last, with pressure kept off the wood. Glass in the side door waits until the rinse stops. Window washing is that last pass.
Name a bed, a pond, or a rain barrel beside the post before the rinse. The garden, pets, and rain barrel guide is the longer note. A strata gate on a shared path is commercial services. If the week of Wednesday, November 11, is solid rain, book the next opening so the solution can sit.
What a wash will not fix
A clean threshold is easier to trust on a dark walk home. It is not a repaired gate, and it is not a promise that wet concrete will never be slick.
A sagging leaf stays a sagging leaf
A rotten post, a hinge pulled from soft wood, a latch that misses the strike, or a slab that rocks is contractor work. If the post moves when you swing the leaf, book the repair first. Cleaning is not gate repair. A crew can wash around a sound hinge. They cannot rebuild the frame.
Film is only one reason the pad is slick
Rain on smooth concrete is still wet concrete. Needles, a leaf mat, and ice on a clear night remain after the algae is gone. A wash does not install a non-slip coating. Growth under cedar comes back. November is a reset before the dark stretch, not a bare gate until spring. If this path is the only way in, say so. The leaf has to stay open while the pad is wet.
Questions from the side gate
Will November rain wash the gate clean? Rain moves loose needles and wets the film. A rail that looked dusty in September can be green at the latch, with a skating pad, by the second week of the month.
Can a close jet replace a treatment on the boards? On sound concrete clear of the wood, pressure lifts dirt after the growth has been treated. On cedar, on a wood threshold, and on a metal leaf it raises grain or scars a finish. Those surfaces take soft washing.
The fence was cleaned in October. Why is the gate still green? A fence wash stays on the panels that were in that scope. The leaf, the bottom rail, and the pad under the swing were not that job.
Does a clean threshold mean the path is safe after dark? It removes moss and algae that make a wet step worse. Smooth concrete, rain, ice, and a needle mat can still be slick. Cleaning is not a coating, not a repair, and not a guarantee.
Book the gate before the dark stretch settles
After the next shower, walk the side path once in daylight and once with a flashlight. A green bottom rail, a hinge crusted with film, or a pad that skates under one shoe is the November problem on a side gate. Book that leaf and that threshold while a mild gap still exists. A rotten post, a pulled hinge, or a latch that no longer meets goes to a contractor first. Cleaning is not that repair.
