The morning after an atmospheric river on central Vancouver Island, the rain has eased. That pause is a useful time to look at the roof and the gutters. A dry afternoon hides a trough that only fails when it is full.
This walkaround is for a house in Nanaimo, Parksville, Lantzville, Ladysmith, Cedar, Qualicum Beach and the Oceanside. It is the check you do from the driveway after a big fall rain. A windstorm leaves needles and twigs, which is a different morning. A downspout that backs up has its own signs. A flat commercial roof holds water at a drain or scupper, which is a property-manager job, not this one.
Stay off the roof. Wet asphalt, a moss mat, and a metal ladder are a bad mix, and you do not need the height. Nanaimo receives over 1,100mm of rain a year, and an atmospheric river can drop a large share of that in one night. Binoculars and a phone from the ground are enough. Clocks go back on November 1, so the useful daylight is already short.
Why the morning after a heavy rain is the useful look
A drizzle wets the shingles and moves on. A fall atmospheric river fills every gutter, pushes debris into elbows, and can lift the edge of a thick moss mat. The evidence is fresh for a few hours, then it fades into ordinary damp.
Walk while the stains are dark and the downspouts are still dripping. Look for overflow, a shifted mat, grit at an outlet, debris on the roof, repeated staining, and a sag. Douglas fir needles and western red cedar scales pack into a mat. A light rain seeps through it, and a heavy rain rides over the lip. October can refill a trough that was cleared in September. Note a packed elbow from the ground.
Stay on the ground. Do not climb a wet mossy roof
The check is a lap of the house. Wet moss is slick after the rain stops, and a north pitch or a slope under the firs stays damp longer than the street face. Climbing to clear the eave is how a walkaround becomes a fall.
- No ladder on a wet eave. Overflow, a hanging clump, and a sag are visible from the yard.
- Leave branches where they landed. A limb on the roof, or caught in a cedar, is an arborist's job.
- Stay clear of downed lines. If wind came with the rain and a line is down, treat it as live.
- Do not stand in the splash. A packed trough can drop a wet clump.
- Walk each side. Include the back, the side under the firs, and any low porch roof.
- Watch the gutter lip. Overflow, debris above the rim, a drip at a joint, or a run pulled from the fascia.
- Stop at every downspout. Note whether it is flowing, barely dripping, or dumping at a split elbow, and whether water pools at the foundation.
- Look under the outlet. Granules, a moss clump, or a clean splash are different notes.
- Read the roof from the ground. Debris in a valley, a shifted mat, moss over the eave, bare shingles.
- Photograph from where you stand. Name the side of the house on each shot of a corner, a sag, or the shady slope.
Gutters: overflow, staining, and a sag
On a Nanaimo house under fir and cedar, the trough is where the night's debris ends up. You are deciding whether it needs a clear, a repair, or both.
Overflow while the rain is easing
A sheet over the front lip, once the downpour has eased, means the run is not keeping up. Water should leave at the downspout.
- Needles or a moss clump above the rim. The trough is full enough to see from below. Cedar scales hide under a thin layer of leaves.
- A drip from a joint or an end cap. Water is leaving through a seam, from debris at the corner or a joint that opened.
- A run that bows or has pulled from the fascia. A sag holds the next storm in a pond. Cleaning is not gutter repair. A pulled hanger, a split joint, or rotten fascia needs a qualified contractor.
Stains that record more than one storm
A single splash dries by afternoon. A repeated overflow leaves a dark streak on the fascia or siding. If you can point to it on a dry day, the gutter has been going over the lip for a while. Mildew on the outside face is a separate mark. Gutter brightening cleans that face and does not open the trough. Water down the wall is what sits behind fascia rot, siding damage, and a wet foundation line.
Gutter cleaning takes the debris out by hand and with blowers, including leaves, needles, and shingle grit, and flushes every downspout. The same fir litter shows up from Ladysmith and Cedar through Lantzville, Parksville and Qualicum Beach.
Downspouts, elbows, and granules at the outlet
The corner tells you whether the trough is full along the run, or the pipe cannot empty.
A quiet pipe and a wet wall
If the gutter is spilling and the downspout is barely dripping, the blockage is in the elbow, the drop, or an extension buried in the garden. Mark the corner and any pooling against the foundation. A full downspout flush is part of gutter cleaning. Leave a buried drain alone while the beds are flooded. A long run with one outlet fails at that corner first.
Mineral grit where the water landed
Coarse granules at the splash block are the coating from asphalt shingles. A light scatter on an older roof can be ordinary wear. A fresh pile, with bald patches visible from the yard, is a reason to slow down. High pressure strips that coating. Moss Bros. does not use high-pressure washing on roofs. If the shingles already look thin, a roofer should see them before any wash. The longer note is shingle granules in gutters.
The roof from the yard: debris, shifted moss, and shade
Step back so you can see the pitch. You are reading the roof, not walking it.
Debris still sitting on the shingles
The storm drives needles, cones, and small limbs into valleys, behind a chimney, and against a skylight curb. A mat there holds water after the rest of the roof has shed. A dark line in a valley is enough to note. Do not climb up to pull it.
Moss mats that moved in the night
Thick moss acts like a sponge. Heavy rain adds weight and can peel a mat that was only anchored at the roots.
- A sheet bunched at the eave that used to sit higher on the slope.
- A bare patch mid-roof with the clump now in the gutter or on the lawn.
- Moss hanging over the gutter lip, still dripping into the trough.
- A north or tree-shaded slope much greener than the street face. The shady slope is often the one that overflowed.
On a sound roof the treatment is a soft wash: low pressure and eco-friendly biodegradable solutions, then a controlled rinse. Moss removal and roof cleaning check the roof type first. Asphalt, cedar shake, and metal are not treated the same way. The site FAQ notes that most Nanaimo roofs stay moss-free for 3–5 years with soft wash and ridge zinc strips. Soft washing is also the approach when siding under the eave has greened. A house wash is a separate line. Do not turn a pressure wand on the shingles.
What you see, and the next step
Match the ground view to the work so the quote names the gutter, the roof, or a repair.
| What you see | What it usually means | Sensible next step |
|---|---|---|
| Water still sheeting over the lip, needles or leaves visible | The trough is full and cannot carry the rain | A gutter clear and a full downspout flush |
| The gutter spills and the downspout is quiet | The elbow, drop, or buried extension is packed | Flush the outlet. Note any pooling at the foundation |
| Dark streaks on the siding under one spot | Overflow has been repeating, not only last night | Clear the cause. Brightening only cleans the gutter face |
| A gutter sags or has pulled away from the fascia | Weight, a failed hanger, or soft wood behind the trough | A contractor for the repair. Cleaning is not a re-hang |
| Moss hanging into the gutter, or a mat that slid downhill | Growth is feeding the trough and holding water on the roof | Soft wash on a sound roof, plus a gutter clear |
| A granule pile at the outlet, with thin or bare shingles | The shingle coating is leaving the roof | A qualified roofer before any wash |
Grit on the glass is a later window wash. It does not fix the gutter that threw it there. Splash on a walkway can wait for pressure washing until the water is going where it should.
What a clean covers, and when to call a pro
Cleaning moves debris and, on a sound roof, treats moss. It does not rebuild a gutter, replace shingles, or pull a limb out of a cedar.
What we can do on a sound house
Gutter cleaning includes a debris clear, a downspout flush, and a condition report that flags sagging or damaged sections. Roof moss on a sound roof is a soft wash with eco-friendly biodegradable solutions. Say so if the shady slope and the trough both need work. A carport or flat roof that ponded in the same storm is separate, through commercial services.
Call a qualified contractor before a wash
- The gutter is hanging, split, or pulling the fascia off. A flush will not re-hang it. Cleaning is not gutter repair.
- Shingles are missing, cracked, or bald, or water is already inside. A ceiling stain is a roofer's clue. Wait before anyone gets on the roof.
- A limb is on the roof or hung in the tree. An arborist moves wood.
- You would need a ladder in the wet just to look. Stop, and send the photos from the ground.
If you are unsure, send the photos rather than washing across a failed seam or rotten fascia. A trough cleared in September can pack again with cedar and fir by late October, and a clear run still overflows when the elbow is plugged. Drying does not make a mossy roof safe to inspect.
Book the clear while the rain marks are still fresh
The streaks fade. A packed elbow does not empty itself before the next system. Overflow, a shifted moss mat, and debris on the roof are cleaning work when the house is sound. A hanging gutter, rotten fascia, missing shingles, or water already inside is a qualified contractor's work first.
