Carports and Breezeways in a Wet Nanaimo November: Slick Posts, Stained Ceilings, and Green Film

Moss Bros TeamNovember 5, 2026

Thursday, November 5, and the carport is the walk that no longer dries. The roof keeps rain off the paint. Under it the pad stays dark, the posts at the driver's door have gone green, and the ceiling carries a map of stains. A breezeway between the house and the garage is the same bay on a narrower path.

Steady rain wets the film and packs Douglas fir needles and cedar scales against the posts. The roof blocks the sun an open pad would get. Nanaimo receives over 1,100mm of rain a year, and early November is when short days and back-to-back systems stop a shaded bay from airing. A haze that looked like dust in September is a slick post by the second week of the month.

This post stays under the roof: the posts, the ceiling, and the pad where cars and people pass. Moss on the carport roof itself is the shed and carport roof guide. An open driveway is the driveway and patio guide. A storefront or a strata common walk is the November walks guide. The front door and the porch steps are the front entry guide. Cedar wall siding beside the bay is the cedar siding guide.

Why the bay stays wet once November sets in

After the clocks changed on Sunday, November 1, a carport under fir may not see sun at all. The roof was built for shade, and in a wet November that shade keeps the concrete filmed.

Open sides, and a ceiling that never airs

Rain blows under the eave and runs down the posts. The ceiling stays damp from below even when the shingles above are shedding. North Nanaimo and Lantzville often have Douglas fir or western red cedar over the bay. Parksville and Qualicum Beach add Oceanside damp on a west-facing carport. Ladysmith and homes in Cedar see the same green posts on a breezeway that misses a dry day.

A downspout that sheets off the carport roof, or a short gutter that spills over the lip, feeds one stripe down a post and onto the pad. If that trough is packed with needles, gutter cleaning with a full downspout flush belongs with the bay. The November pack itself is the fir and cedar needle guide.

What collects where the car sits

Needles sit against the posts. Moss takes the base where wood or steel meets the concrete. A thin algae film takes the pad the tires miss, so the tracks look grey while the walking strip is green. An even film on the ceiling is growth on a board that has not dried since October. A tea-coloured streak along one seam is water from above.

Slick posts and the strip people actually walk

The post at the driver's door is the one you put a hand on. Wet algae on a wood post, a painted steel column, or a concrete pier is slick under that hand and under a shoe at the base. November rain keeps that film wet.

Between the tire tracks

People walk the edge, past the post, and through the breezeway. Moss fills the control joint there, and a black film hides until a shoe slips. An open driveway can dry on a bright hour. This strip cannot. A driveway washed in September can still leave a green bay in November. A deck or a stair open to the sky is the deck and stairs guide. This is the covered version.

Read the ceiling before you book the pad

A green or grey cast across sound boards is algae on a ceiling that stays damp. A streak from a seam, or a panel that feels soft, is water on the wrong side of the roof. A wash can lift the film. It cannot close that seam. Growth on the roof above sheds onto the ceiling, and on a sound roof it belongs with moss removal and roof cleaning. A leak into the bay goes to a roofer.

What you can see from the driveway

The posts, the walking strip, and most of the ceiling show from the pad.

  • A post that is green at the base. Moss or algae on the wood, the steel, or the pier, slick when you put a hand on it.
  • A shoe that skates between the tire tracks. Grey where the car sits, dark where you walk.
  • A ceiling with a map of stains. Even colour on a sound board is film. A streak from one seam, or a panel that gives, is water above.
  • A stripe under one downspout. The bay is being fed. Open the gutter before you expect the pad to stay clean.
  • A soft post, a rusted base, or a board that sags. A wash will not fasten that member or stop a drip from a failed seam.

Wood, metal, and concrete are not the same wash

One bay can hold a wood post, a painted steel column, a plywood or vinyl ceiling, and a concrete pad. Soft washing versus pressure washing is the wider method note. Here the surface decides which one leads.

What you see from the pad What it usually means Sensible next step
Green film or moss on sound concrete, in the joints Algae on a hard surface that no longer dries Treat, then pressure where the concrete is sound
Algae on a firm wood post or ceiling board Growth on wood that stays damp under the roof Soft-wash the growth. Keep the rinse gentle
Film on painted steel or a vinyl ceiling panel Growth on a finish that is still in place Soft wash only. A close jet feathers paint
A dark stain along one seam, board still sound Water tracking from the roof or a gutter Open the water path, then wash the stain
A soft, rusted-through, or sagging post or ceiling The structure has moved past a wash See a carpenter or a qualified contractor first
Moss on the roof above the bay Growth shedding onto the ceiling and the pad Roof cleaning on a sound roof, as its own pass

What a careful clean looks like

Early November still has mild gaps between systems. Rain mid-visit rinses a treatment off before it has worked, so the day needs time for the solution to sit, then a rinse. The car has to move. A wash beside a parked vehicle only reaches the open strip, and it wets the paint.

Treat the growth, and keep the jet off the posts

House washing on the wood and the painted metal is soft washing: an eco-friendly biodegradable solution at low pressure, time to work, then a controlled rinse. That covers moss, algae, and mildew on posts and on a sound ceiling. Pressure washing belongs on sound concrete after the film has been treated. On a wood post it raises the grain and drives water into the end grain. On a ceiling it can push water into a seam.

A sensible order when the bay is being fed

  1. The water path first. If a gutter dumps onto a post or the pad, flush that downspout before the bay is the finished surface.
  2. Roof growth next, if it sheds down. On a sound carport roof, moss removal and roof cleaning come before the underside will stay clean. A soft roof goes to a roofer.
  3. The car out of the bay, and loose needles off the pad and the post bases, without packing debris into a vent.
  4. The posts and the ceiling, solution where the growth is living, then a gentle rinse. Cedar siding on the wall beside the bay is its own pass.
  5. The concrete last, if it is sound, with pressure kept off the wood and the ceiling. Window washing on glass at the end of the breezeway waits until the bay has stopped dripping.

Name a pond, a rain barrel, or a bed at the edge before the rinse. The garden, pets, and rain barrel guide is the longer note. A single house bay is a residential visit. A strata row of carports, or a breezeway the whole building uses, is commercial services, and the cars under that roof usually need to move.

What a wash will not fix

A clean bay is easier to walk through a dark month. It is not a repair, and it is not a dry ceiling.

A soft post stays a soft post

A punky wood post, a steel column rusted through at the slab, or a sagging ceiling board is contractor work. If the post already gives under a light press, book the repair first. Cleaning is not carport repair.

Film is one reason the bay looks tired

Needles keep blowing in, and a bay under fir will grow a new film. This month is a reset before the dark wet stretch. A wash does not stop a packed gutter from soaking the same post, and it does not add a non-slip coating. Smooth concrete and a needle mat can still be slick. A stain that returns from the same seam after a dry week is water from above. That goes to a roofer or a carpenter. If Remembrance Day week, around Wednesday, November 11, is solid rain, book the next opening so the solution has time to sit.

Questions from the bay

Will November rain wash a carport clean? Rain wets the film and moves loose needles at the open edge. A pad that looked dusty in September can be green between the tire tracks by the second week.

Can a close jet replace a treatment? On sound concrete, pressure lifts dirt after the growth has been treated. On a wood post or a ceiling it raises the grain and drives water into the end grain and the seams. Those surfaces take soft washing.

Is a stained ceiling always a leak? An even film on a sound board is growth that stays damp. A tea-coloured streak from one seam, a soft panel, or a drip onto the stall is water from above. The film is the wash. The drip is a repair.

Book the bay before the dark stretch

After the next shower, walk the path you use with groceries. A slick post, a stained ceiling, or a green film between the tire tracks is the November problem under a carport or a breezeway. Book that bay while a mild gap still exists. A soft post, a rusted base, or a ceiling that sags goes to a contractor first. Cleaning is not that repair.
